    The housebuilding industry is currently struggling, with firms complaining about high energy costs, expensive labor, regulatory burdens, planning delays, and taxes. However, few companies have managed their challenges as poorly as Vistry. Three years ago, the conglomerate—formed from the Bovis, Linden, and Countryside brands—aimed to construct 20,000 homes annually. It positioned itself as a favorite of the incoming Labour government by focusing heavily on “affordable mixed-tenure housing” through partnerships with councils, housing associations, and institutional landlords.

    The City also bought into former executive chair Greg Fitzgerald’s vision. His “capital light” strategy, which relied on pre-selling homes, saw the share price climb to nearly £14 between October 2023 and August 2024.

    Fitzgerald stepped down in May financial woes, it remains in the government’s good graces. Last month, the firm was awarded a £350m direct grant to build 3,000 affordable homes as part of the £39bn social and affordable homes program. Looking ahead, a turnaround is possible if Daniels can deliver on his promise of improved execution. At 35, he has time on his side, though he will likely need every bit of it.

    The broader implication for the government’s target of building 1.5m homes in England during this parliament, however, remains discouraging. Vistry may be an extreme case, but almost every major player is scaling back ambitions to prioritize financial discipline and cash flow. Even Barratt Redrow, the industry leader, announced in April that it would be reducing its land acquisitions. Angela Rayner, the housing secretary,
